This corner site on East Ham's High Street North kept its ground-floor shops exactly as they were — the transformation happened above. Cobalt stripped back and re-clad the entire upper elevation in a honeycomb-tiled facade over painted render, and added new apartment floors on top of the existing structure, wrapping the corner in a completely refreshed skin of dark-framed glazing and recessed balconies.

One of the upper apartments features a standout full-height glazed corner room — effectively a private winter garden wrapping around the building's edge. Inside, units are finished with handleless graphite kitchens, integrated appliances and engineered oak flooring, opening onto private balconies. From the top floors, residents get genuine long-range views across London — the Shard, Canary Wharf and the O2 all visible on a clear day.

Ron Leighton Way isn't Cobalt's only scheme on this stretch of East Ham. Ray Massey Way, delivered here a few years earlier, curves around the corner just along the road — close enough that from the upper floors here, you can see straight across to it.
